Sustainability-adjusted pricing is becoming the norm in mortgage lending. Many mortgage lenders now offer interest rate discounts – in some cases amounting to several tenths of a percentage point – on home purchases with energy efficiency ratings of A+ or A. Poor energy efficiency ratings, on the other hand, often result in interest rate surcharges.
Sustainability makes a difference
In a test report published in its 04/2026 issue1, the magazine *Stiftung Warentest Finanzen* points out that the majority of the mortgage lenders examined now apply a spread in their terms and conditions – in some cases amounting to several tenths of a percentage point – when a property is purchased.
If the energy efficiency rating is “A+” or “A” (very good), more than half of the providers offer interest rate discounts of up to several tenths of a percentage point. If the purchased property is upgraded to a better energy efficiency rating through renovation, some providers offer similar interest rate discounts.
